What you are applying for
Short-term funding between the sale and the purchase
Homeowners who have sold their old place often find the timing works against them. The buyer of your current home cannot complete fast enough, but the seller of your next one will not wait — and there are other people interested in the same house.
A bridging loan closes that window. It gives you access to funds now, secured against a sale that is already agreed, and it is repaid from the proceeds once the old property completes.
The proceeds can also be used to repay an existing mortgage while the remaining portion goes towards the new home, which is what people do when they want to lock in a rate on the new property while the old one is still on the market.
Bridging loans carry a higher interest rate than a long mortgage because they are short. That is the trade: speed and certainty, for weeks or months, not years.

What to understand before taking a bridging loan
01
It is a bridge, not a mortgage
Bridging loans exist to cover a debt about to fall due until the main credit line becomes available. They are most valuable when they facilitate a purchase that would not be possible otherwise — and least valuable when used to postpone a decision.
02
Who it actually suits
Homeowners moving between properties, buyers at auction who must complete quickly, amateur property developers, and owners who want a quick sale after a renovation. If none of those describe you, a different product is probably cheaper.
03
Your sale should be agreed
The stronger your evidence that the old property will sell — an option exercised, a signed agreement, a completion date — the better the terms we can set and the less you pay in interest.
04
Check the lender before you sign
Moneylenders in Singapore are licensed precisely to restrict what they may charge and lend. Look OT Credit up on the Ministry of Law registry — Licence No. 101/2026 — and do the same for anyone else you are speaking to.
05
Plan the exit, not just the entry
The single question worth answering before you borrow: what happens if the sale is delayed by a month? Bring that scenario to the conversation and we will structure around it rather than around the best case.
why borrowers choose us
A bridge that matches your completion date, not a standard term
What homeowners tell us made the difference, in their words more than ours.
Built around the move
The instalment plan is tailored to when your sale completes, so you are not paying for a term longer than the gap you actually have.
Money within three days
Once approved, you can get the funds you need within three days — fast enough to hold a property you would otherwise lose.
Up to 80% of what you need
Depending on your income and the sale already agreed. We will tell you the realistic figure on the first call.
Terms explained line by line
You will know the interest, the fees and the exit before anything is signed. No figure appears later that was not discussed first.

One point worth being clear about
Bridging lenders are everywhere, so make sure you are dealing with a licensed moneylender. Singapore law requires face-to-face verification at the lender’s approved place of business before any money is released. A loan approved and paid out entirely online is not permitted here.
